Job Description:
Seeking a dedicated Property Manager to oversee and enhance the daily operations of a multi-million dollar residential community. This role is pivotal in providing top-notch assistance to our residents, ensuring their homes are well-maintained and their living experience is enriched. The successful candidate will embody strong leadership qualities and the initiative to work independently, managing a broad spectrum of responsibilities. These include fostering positive tenant relationships, managing leasing processes, coordinating maintenance efforts, and handling comprehensive financial reporting. A proven track record in property management is essential. This full-time position operates Monday through Friday, with minimal weekend obligations. Responsibilities:
Oversee daily operations of the apartment complex and on-site storage units.
Manage leasing and tenant relations, ensuring high occupancy and tenant satisfaction.
Oversee maintenance requests, unit inspections and coordinate with on-site property maintenance technician and vendors.
Utilize AppFolio software for property management tasks and financial reporting.
Implement marketing strategies to attract new tenants.
Operate within property's budget, including rent collection, expense management, and financial reporting.
Maintain 95% occupancy.
Provide responsive communication with tenants, resolving issues efficiently.
Collaborate with the company and vendor team for strategic planning and improvements.
Physical Requirements:
Must be able to stand, walk, climb stairs and ladders; use hands to grasp, finger, or feel objects; reach with hands and arms; stoop, kneel or crouch; talk; hear.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Capable of lifting objects up to 50 lbs.
Qualifications:
2+ years of property management experience.
Proficient in AppFolio or similar property management software.
Strong English and communication skills. Candidates with the ability to communicate in Spanish are also preferred.
Capable of working both independently and as part of a larger team.
Experience in working closely with on-site maintenance and vendor coordination.
