REPORTS TO: Director of Property Operations
SUMMARY:
Servitas Management Group holds the Leasing Specialist responsible for the primary objective of Leasing and Marketing all available residential space throughout the year. A strong focus on resident experience is essential to the overall achievements of the student housing community. A successful candidate will have broad leadership skills, including a visionary, detail-oriented, enthusiastic, and highly collaborative work style.
ESSENTIAL DUTIES AND RESPONSIBILITIES (OTHER DUTIES MAY BE ASSIGNED):
Leasing and Marketing Operations
Learn and then utilize different sales techniques with different audiences to reach 100% occupancy.
Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.)
Immediately record all telephone and in-person visits on appropriate software being and maintain them according to established procedures
Inspect models and tour routes daily and communicate related service needs to the Community Manager
Assist with ensuring the Leasing and Marketing "wow' fridge is stocked and there are snacks available for prospects in the model(s). Relay any needs to the Community Manager
Effectively employs techniques and trains others on how to overcome Leasing and Marketing objections.
Assist with generating traffic of prospective customers by implementing follow-up procedures, telemarketing campaigns, in-house programs, etc.
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining showrooms and tour routes, and any follow-up needed, in accordance with procedure.
Assist with completing market surveys, including university and local marketing conditions
Assist with all functions necessary to maximize revenue during the summer, including Leasing and Marketing all space, coordinating with other departments, etc.
Project a favorable image of the community to achieve objectives and public recognition
Perform after-hours duties as needed (i.e., attend student functions, PR events, Manager on duty, etc.)
Assist with ideas to retain current residents.
Assist in helping with property renewal campaigns. Distribute and follow up on renewal notices
Assist with the assigning of rooms, matching roommates, and working to minimize changes
Place customer needs, requests, and follow-up as a number one priority
Adhere to standards and comply with corporate procedures, government laws on Fair Housing, and all facility inspections.
Leasing and Marketing Administration
Assist with gathering and compiling information for requested reports
Complete all necessary paperwork for move-in, check-out, and other peak periods
Process all paperwork associated with generating a lease
Audit lease files regularly to make sure all Leasing and Marketing documents are complete and accurate
Assist with keeping all lease forms up to date.
Financial Management
Assist with maximizing revenue along with maximizing occupancy
Assist in collecting outstanding rents, security deposits, or other income as necessary
Be a Team Player
Encourage a positive attitude for and abide by SMG missions and values.
Model and encourage a "whatever it takes" attitude among staff.
Participate in all staff training and orientations.
Act as a liaison between the maintenance, marketing, and business staff and residents.
Maintain a professional and respectful attitude and the manner in all work relationships
Other Obligations
Serve as Servitas Management Group, Servitas representative, and liaison in all interactions
Communicate, facilitate, and collaborate with diverse audiences, ranging from students, parents, and professional networks to property administration and University staff.

A desire and ability to think strategically, with the ability to help lead a team within the organization.
Ability to read, write, collaborate, analyze, and interpret general business policies and manuals, safety procedures, or governmental regulations.
Assist in corporate projects as requested
Will need to work weekends and special events as required.

Qualifications:

Education/Experience:
A high school diploma/GED and a bachelor's degree in progress; or a high school diploma/GED and one year experience in the student/multi-family housing industry.
Experience in sales
Experience and Skills in customer service, staff supervision, effective communication, teamwork, self-motivation, self-direction, detailed work, assertive and confident presentation of self, product, and company
Computer skills, including a working knowledge of email, the internet, Outlook, and Microsoft Office applications. Must be amenable to learning the student housing software utilized by the property.
Preferred Qualifications:
Experience in Leasing and Marketing, preferably in student housing
Entrata working knowledge
Current driver's license
