Job Title: Senior Facilities Technician
FUNCTION: This senior-level role must have deep knowledge of HVAC and other commercial building related systems. They will provide leadership and oversight across a commercial real estate portfolio, supervising facilities technicians and vendors to ensure optimal building performance. As a key member of the property management team, the Senior Facilities Technician supports tenant satisfaction and enhances asset value through proactive building operations, preventive maintenance, and responsive service delivery. This role ensures that the building systems operate efficiently, safely, and in accordance with company standards and regulatory requirements.
Key Responsibilities:
Foster a collaborative team environment by sharing best practices and maintaining daily communication with Property Management on ongoing projects, tenant relations and routine operations
Oversee daily operations of building systems, including maintenance, repairs, equipment upgrades, and preventative maintenance programs to support tenant comfort and operational efficiency.
Supervise and support facilities staff and third-party vendors, ensuring high performance and adherence to safety and quality standards.
Act as a key point of contact between Property Management and tenants, ensuring clear communication and a high standard of customer service
Track utility consumption and identify opportunities to reduce energy usage via the EMS system, utility rebate opportunities, or new technology.
Monitor building utility consumptions, identify opportunities and implement strategies
Coordinate preventive maintenance program to include Life Safety, Plumbing, Electrical and HVAC
Ensure vendors and contractors perform in accordance with contract specifications, cost expectations, and compliance with building rules and regulations
Conduct routine building inspections and detail any deficiencies in the work order program.
Collaborate with construction team to manage tenant improvement projects
Provide input in developing scope for contractors, capital improvements, and R&M projects
Assist Property Management with operating budget preparation, financial reporting, and the purchasing and approval process
Required Skills, Knowledge and Technical Ability:
A polished, personable professional with strong customer service skills, the ability to work independently, and the expertise to effectively prioritize tasks while applying deep facilities knowledge
Ability to interpret leases and vendor contracts
Proficiency in Microsoft Office applications and general computer use with ability to learn property management software and energy management systems
Thorough knowledge of HVAC, plumbing, electricity and mechanical equipment
Ability to present information in a clear and concise manner, both written and orally
Strong organizational skills with the ability to multi-task in a fast-paced environment
Ability to bend, climb, work from a ladder and lift a minimum of 50 lbs
Reliable mode of transportation
This position requires being in the rotation for after hours emergencies
