Job Summary:

The Maintenance Technician & Property Assistant ensures the property is well-maintained, safe, and clean for tenants. This role involves maintenance tasks, tenant interactions, and administrative support.

Job Responsibilities:

Maintenance and Repairs : Quickly address tenant maintenance requests and perform repairs (plumbing, electrical, HVAC, appliances). Diagnose issues and decide on solutions.
Preventative Maintenance : Regularly inspect the property to prevent issues. Keep building systems and equipment running smoothly.
Turnover Tasks: Prepare vacant units for new tenants by repairing, painting, and cleaning. Work with contractors for complex tasks.
Cleaning and Groundskeeping: Keep common areas and exteriors tidy.
Tenant Communications: Respond to tenant inquiries promptly and professionally. Manage notice distribution.
Leasing and Tenant Relations: Help show units and answer prospective tenants' questions.
Administrative Duties: Record maintenance activities and help with the maintenance budget.
Emergency Response: Available for emergencies outside regular hours and implement emergency procedures as needed.
Compliance: Ensure maintenance work complies with laws and safety standards.

Property Locations:

2 properties in Pella (84 apartment units)
1 property in Ottumwa (56 apartment units)

Technician will be required to travel between all properties depending on needs.

Qualifications:

Experience in maintenance or repair work.
Knowledge of building systems (plumbing, electrical, HVAC, carpentry).
Good communication and time management skills.
High school diploma or equivalent; technical training is a plus.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Expected hours: 40 per week
